To land with the land could be concludedany transactions, it must be put on cadastral accounting with the assignment of the corresponding number and registered in the Unified State Register of Rights to Real Estate and Transactions with it (EGRP). This register includes information on this land lot, including: its unique cadastral number, the name of the owner and the type of land right, as well as the category of land and the type of permitted use of the site. Confirmation of the fact that the site is registered and put on the state cadastral registration is a Certificate of Ownership, it refers to title documents. Only after the Certificate is received, the land can be sold or bought.

A document confirming the fact of purchase and sale,is a corresponding contract, which can be concluded in a simple written form, i.e. it is not obligatory for the notary to certify it. For the conclusion of the contract of sale and purchase, originals and copies of passports of the seller and the buyer, title documents on the ground area, confirming that the seller is really the owner of the given site and has the right to make similar transactions will be required. In addition, the buyer and the seller who are married must submit a notarized consent of the spouse for the sale or purchase of this land. If one of the participants in the transaction is single, he must provide a notarized certificate that he is not married.

But the contract signed by the parties to the deal afterverification of these documents, will enter into force only after registration of the transfer of the right to land and the entry of an appropriate entry in the EGRP. In order to register a sales contract, you should apply to the territorial agency of Rosreestr at the location of the land plot and, in accordance with clause 13, clause 3 of the Federal Law "On State Registration of Rights to Real Estate and Transactions with It", submit the following package of documents : - an application for registration of a purchase transaction - a receipt for payment of a state fee - payment documents confirming that the amount paid under the contract was fully paid to the seller - a contract of sale and purchase - a general passport - the notarized consent of the second spouse or a certificate stating that the buyer is not married in the marriage; - the title documents of the seller on the plot (certificate of the right to inheritance, the contract of privatization, donations, purchase and sale, etc.); - eligibility documents of the seller - Certificate of ownership of the land.
